With areas for development becoming increasingly tightly regulated, finding the right site for your proposal can be a difficult process. Whether it be the site for a new business venture, somewhere for a residential development, or even just a one off plot for your dream home, understanding where you are likely to secure planning permission is a vital first step. Making a planning application on a site where the principle of development is unacceptable will cost both time and money, so getting the right initial advice is important.
We offer a two stage service relating specifically to site identification:
As stage one, once you have identified your site, we will undertake a desk top assessment of the land in question in order to assess whether the principle of your proposal is likely to prove acceptable to the local planning authority. This initial appraisal is undertaken free of charge.
Should your site appear to be one that is worth pursuing, stage two will be a more detailed assessment, to include a check on previous planning applications on the site, a detailed appraisal of the planning policies for the area, and, where possible, discussions with the local authority planning officer. The outcome of this stage will be a brief report detailing the suitability of the site for development, and highlighting the factors that will need to be considered in preparing a planning application, (e.g. impact on neighbours, driver visibility, developer contributions, etc). The cost of this report will depend on the site and the nature of the proposal, and will be agreed prior to the work taking place.
